Kyle

Kyle Stephenson

President & Owner

In 2007, after his search for a property management company that focused on his specific needs proved fruitless, our president, Kyle Stephenson, decided to create one himself. Since our inception, KRS has grown to manage over 1,300 single family homes and 2,500 multi-family units across the commonwealth of Virginia. Even so, Kyle works hard to ensure that his team never loses their focus on delivering quality services to residents and landlords alike. Kyle Stephenson’s expertise in residential property management has been recognized by many. He was featured in a chapter of the book “Successful Property Managers, Advice and Winning Strategies from Industry Leaders” by Michael Levy. Besides being a licensed Realtor, he is a member of the National Association of Residential Property Managers as well as the Richmond Apartment Owners Association.

In his personal life, Kyle graduated from the University of Pennsylvania with a degree in Linear Programming. After university, he worked in medical device sales with Medtronic selling equipment for functional stereotactic neurosurgery. Outside of work, Kyle partners with the Relationship Foundation of Virginia. The program seeks to strengthen relationships for better families by providing education, tools and experiences to the community. When he’s not coaching youth football, he enjoys spending quality time with his wife and three kids, and watching the Philadelphia Eagles.

Katie

Katie McGovern, CPA

Vice President

After getting a B.S. degree from JMU, Katie spent five years working for her family's business, Leadbetter Inc., which owns and operates commercial rental property in Hanover. Since then, she has pursued education with a certificate in accounting and CPA licensure. Katie has worn many hats at KRS over the ten years she has been with the company. She services many of our multi-family and institutional clients by providing financial reporting and budgeting as well as working through loan refinancing, property acquisitions and property sales. Outside of work, Katie spends time with her husband, JJ, and three children, Caroline, Paul, and John. She also enjoys a host of family activities - going for walks, seeing plays and movies, and traveling to name a few.

Phil got his start from Oklahoma State University. Before KRS, he worked in digital media for large media companies, primarily in sales leadership roles. He joined KRS because he enjoys helping people and that is what KRS does. He wants to help our tenants find quality affordable housing and our property owners find well qualified tenants. Outside of work, Phil mostly spends time with his family. He also loves playing golf and watching most collegiate sports with his favorite team, Oklahoma State University Cowboys. Go Pokes!

Business Consultant

With 30 years of experience either as a Real Estate Broker or investor, Carl Russell is one of our most experienced consultants. He got his start as a licensed agent selling homes in Connecticut to expanding to own a portfolio of rental properties. In 2013, when he relocated to Virginia, he wanted to work for a company with the highest integrity. Carl is very passionate about investing and educating people about long-term wealth. Outside of the office he is heavily involved in ministry and still maintains a portfolio of properties. Fun fact about Carl: He worked alongside the US Secret Service as a Government Bomb Squad Technician from 1979 to 1980, protecting Presidents Ford, Carter and Reagan.

Business Development Specialist

After earning a B.A. degree from Virginia Military Institute (VMI), Thomas played Professional Football in the Canadian Football League (CFL) for six years, going on to win the Grey Cup Championships with Montreal Alouettes & the Edmonton Elks. After retiring, Thomas spent 15 years in the fitness industry. Now working as a Business Development Specialist for KRS, Thomas enjoys speaking with investors, and homeowners about how KRS are uniquely structured differently to manage residential and commercial properties. Outside of work, Thomas enjoys spending time with family, and speaking to the youth.

Business Development Analyst

Bill started his career in the industry as a summer research intern for the CoStar, the commercial real estate information and analytics provider. He now works as a business development analyst for KRS, managing the company's digital marketing efforts and growing the business. He is a recent graduate of Virginia Commonwealth University with a degree in finance and a minor in real estate. When Bill is not busy working with owners and agents, he enjoys spending time with his friends and family and taking art classes at the Visual Art Center.

Richmond Senior Leasing Agent & Corporate Trainer

Having been with KRS for over a decade as the senior leasing agent and corporate trainer, Jamie is known for his dedication to fill vacant properties with highly qualified residents as quickly as possible! He came to KRS looking for a local property management firm without a corporate feel and one that values their employees, owners, and tenants. Outside of work, Jamie coaches a youth travel ice hockey team, the Richmond Generals, and loves watching his favorite team: the Washington Capitals.

Kelly received his Bachelors of Science in Communications from West Virginia University. What Kelly does best is listen to prospective tenants’ needs, then find them the perfect home. As a KRS leasing agent, Kelly finds his joy in making his clients’ lives easier by helping them make problems go away. Outside of the office, Kelly is an avid sports fan, either on the golf course playing or watching his favorite teams: WVU, Redskins, and Capitals.

Drew Levine has been involved in various aspects of the real estate industry over the last 30 years. In 2016, Drew came aboard our company as the Hampton Roads & Virginia Beach property manager. In his years as a property manager, he has seen it all; and few can match the experience he brings to the team. Outside of work, Drew enjoys woodworking and watching his favorite team: the New Orleans Saints.

Harold Mehrens, better known as Butch, grew up in Hampton, Virginia where he still lives in his childhood home in the Olde Wythe neighborhood. He is a licensed Realtor in Virginia and has worked in Property Management for over 30 years. His career in property management started in maintenance and then progressed to management rolls for the past 20 years. Butch looks forward to growing the Southside and Tidewater Area drawing from his experience in the local market and understanding of the Hampton Roads culture. Butch was drawn to join KRS Holding because of the company structure and dedication to helping others find what they are looking for in a property management company. Outside of work you will most likely find him on the Chesapeake Bay fishing or spending time with his family.

Richmond Bilingual Leasing Assistant

Rosemary joined KRS Holdings in 2017 as our Bilingual Leasing Assistant, bringing more than 10 years of customer care expertise with her. She always welcome all owners and tenants with a courteous and helpful attitude. Rosemary ensures that resident requests are addressed promptly and courteously. Rosemary works tirelessly as a translator and liaison for our Spanish speaking community. Her thorough knowledge of company and community policies make her an invaluable resource to current and potential residents. Outside of her work, Rosemary enjoys to create all types of floral arrangements, going to the theater, but what she enjoys the most is to cook and spending time with her family.

Human Resources Generalist

Leslie got her start at the University of Virginia, and then went on to earn her Masters in Labor Relations and Human Resources from Michigan State University before launching her career in HR, which has spanned over 25 years. After many years working for large consumer products companies, she joined the KRS Holdings family in 2014 because of her desire to work with a smaller company where she can see the impact of her work and make a difference in the lives of others. Outside of work, she enjoys cooking for her family, is an avid band and baseball mom, and loves watching collegiate sports with her favorite team, the University of Virginia Cavaliers. Go Hoos!

Prior to joining KRS, Erin received her Master’s degree in counseling from Liberty University and worked ten years in the behavioral health field. Now, Erin is responsible for the operation of several multifamily assets. She oversees the on-site managers by training and developing them professionally, as well as enhancing our clients' return on their investments. Outside of work, Erin loves playing the piano and works as the pianist for her church. She also enjoys traveling, sports, antiquing, and spending time with family and friends.

After spending more than 15 years at UPS in a variety of roles ranging from Finance & Cost Accounting to Operations Management, Brad decided it was time for a change. While he will tell you how much he learned from his time there, Brad sought an opportunity to follow his passion - building and maintaining relationships. He found that opportunity with KRS Holdings in the Fall of 2021. He loves the sense of family at KRS and believes he has found the perfect place to combine his ability to ensure profitability for clients while making a difference in the lives of our residents. Brad grew up in Virginia Beach but has called Richmond home since 2006. He is a graduate of Virginia Tech with a Bachelor of Science degree in Economics. In the Summer, Brad can be found on an Eastern Shore beach with his two boys and in the Fall, he's rooting for his Hokies on Saturdays. He is a Virginia boy at heart and takes every opportunity to explore both the History and Geography of the Commonwealth with his family.

Dana received a degree in Organizational Management from George Mason University. Prior to KRS, she worked in various roles in property management in Northern Virginia and office management in Kentucky. Dana manages lease compliance, underwriting and accounts payable as well as assists the President, Kyle Stephenson. Outside of work, she enjoys spending time with family and friends and watching her favorite sports team, the Philadelphia Eagles.

Radiance has a professional history that includes that of Client Relationship Manager responsible for satisfying the needs of corporate and regional accounts. She has a special interest in residential rental property and attending to the needs of KRS Holdings single-family home investors.Radiance rounds out her "work-life" balance with reading, karaoke, volunteer work and family.

Mark grew up in Richmond, VA and graduated from Longwood University with a Bachelor of Science in Business Administration. As the Maintenance Business Manager, Mark oversees the administrative staff of the maintenance department. He joined KRS because he wanted to work for a local company that makes a positive impact in the local community. Also, there is a great culture at KRS that makes for an enjoyable and positive work environment. Outside of work, Mark enjoys spending time with family, friends, and being actively involved with his church.

Brian Marcus is our HVAC Certified Maintenance Supervisor. Having worked for different apartment complexes, Brian was looking for more of a challenge than just working on one property. When Brian joined the KRS family, the portfolios was still growing with a modest amount of apartment complexes and single family homes. Brian does a great job ensuring our properties are always maintained. Outside of KRS, Brian enjoys bass fishing and watching his favorite team, the Baltimore Ravens.
