Below, you will find our most commonly asked questions we receive from our residents such as yourself.   • Q: Can you hold a place before I apply?

    A: Yes, you can reserve the property by placing a hold deposit. Simply contact a leasing agent or property manager to get started. In addition to submitting a completed application within three days, there are other tasks and requirements outlined in the hold deposit form that you'll need to complete. Once your application is approved, you'll receive a lease electronically for signature, and your hold deposit will be credited toward your security deposit.
  • Q: How old do you have to be to apply?

    A: We require all 18 year old or older occupants to apply.
  • Q: Is the deposit refundable?

    A: If you give a deposit to hold the property and then back out of signing the lease, the deposit will be forfeited unless stated otherwise. The deposit is refundable if you do not qualify. Please do not give a deposit unless you are sure you are going to sign the lease and move in.

  • Q: How do I pay rent?

    Or mail your check/money order to KRS Holdings/GRR at 2000 West Club Ln, Richmond, VA 23226. There is a lockbox outside our main office where you can drop off your rent payment.
  • Q: I want to get a pet. What do I do?

    A: First, please confirm with the resident relations department or your leasing agent to ensure that the property you are residing in or interested in allows for pets. If applicable, please register your cat or dog at the following pet registration link: https://app.petscreening.com/referral/np24wOHC3CtW. There will be an additional addendum that will need to be signed with your lease as well as pet fees.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Please send a written notice of non-renewal intent 120 days before your lease expiration date to residentrelations@greatrichmondrentals.com or to our main office at 2000 West Club Ln, Richmond, VA 23226. You can also put a notice on your tenant portal.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Normal wear and tear will be the responsibility of the owner. However, any repairs & maintenance requests made outside the scope of normal wear and tear will be billed to the tenant.
  • Q: What do I do when something is wrong with my place?

    You can put in a ticket to your tenant portal or give us a call at 804-282-1877. In the meantime, please review the following videos for the most common problems that may occur during your tenancy and how you can solve them.
